The property came on the market on Wed and had accepted an offer by Thurs, so the market moves fast.

So, the tenant is being evicted , court is wed , I have a apt with my agent and the seller agent wed, same day.

So I've been looking for deals in the Washington DC, Baltimore and Richmond VA area, and I've spoken with a half a dozen other investors nationwide, and the theme seems to be the same:NO ONE SEEMS TO BE FINDING ANY DEALS.I have two questions:1. 

The NEREIA meets on the first Wed of the month in Chelmsford, and in fact the October topic will be revolving around buying your first multi by moving into it, and the financing around it. 

This is why I love BP...the people on here come from such diverse backgrounds, but all with a central theme and all are looking to help each other succeed and avoid problems.

Of course in most areas there is always a theme of houses meaning in ATL you don't see a lot of Arizona type of houses with Stucco or Texas style with stone so each area does have its own style that you will want to stay with. 

I'm actually counting on providing average rents and projected income to allow me to purchase a multifamily property at all - I make far too little at my day job to qualify by that alone.I definitely agree though - my first purchase will set the theme for my future endeavors.

I just got back from my sister's wedding in Hanover, IN.

Weekends are generally difficult for me  depending on what events my wife has going on (we also have a Wedding/Event Rental and Decor Business which she will go decorate for which leaves me in charge of the kids) but if you get a date, time and location together I will see what I can do. 

On my way down to the wedding we stopped in Charlotte for the day/night.
