(Seller finance comes to mind on top of ideas here)  We still have not stepped past the other major elephant in the room with Mike's search being some form of representation perhaps just short of a warrant but seemingly close in regards to the collateral.  

From my limited experience it is definitely possible to purchase a cash-flowing vacation rental, but the house needs to have unique characteristics will attract more renters and warrant higher rent that normal.  

There are red flags here that warrant a closer look.

Tax warrants, HOA dues, Assessments, Utility bills often do not appear.

IMHO a more personal greeting warrants a more warmer reception.Of course, if you're not talking about probate leads then ignore everything I just said haha

If it is in this range then it warrants more investigation.  

I know prices are going up here and finding good ones at low prices is getting difficult, so it could be warranted.
