If you haven't,  I recommend the book "Traction" by Gino Wickman, really highlights the importance and clear presence of roles in a partnership or business leading to success.

News flash they are unloading the unprofitable business [low margin, high cost of assets, management and high closing costs on the other side] in favor of the sweet spot selling leads to agents and now that they are full on a brokerage that is the secret weapon they are holding - they are getting lots of traction here and this will be their silver lining.

The problem with going for $150K house is that it "eats" up your buying power a lot quicker than a $50K house when you are just starting out.I think you have to gain some momentum at first and then as you gain traction as a landlord funding gets a little easier.

Prices have been strong and supply has been low for years.You may be able to find a good deal in Corktown, the same way you can find a good deal in Royal Oak or Troy, by beating the bushes and getting a bit lucky, but Corktown isn't a neighborhood that is just starting to get some traction, making the turn around, getting discovered by gays, hipsters and creatives.
