There is no substitute for hard work, studying and expertise.

Interest will need to be charged at a minimum prescribed rate, but if used to substitute for a higher interest debt it can be a viable strategy.

But what is more likely is they will quickly find someone to take over your portion of the lease.If you get someone to take over, be sure that documents are signed with the landlord and he knows about the substitution, otherwise, you will still be liable for rent and damage.

I'm not sure what @Trace S. used but there is tons of data out there.IMO never substitute data from state wide or metro wide averages for your own geographic rent survey.
