less than 100.00 dollar but now had a vacancy  now had to do some turn over now had to pay a new lease fee  etc etc.. so that 100.00 get your nose bent out of shape cost them a few thousand.. and then just look at any of @James Wise  photo's he post here on BP of what a tenant can do to a house..

@Derrick WortmanIt’sPossible but you will pay through the nose as Ohio land contracts now are basically going away and if it’s a note and you fail to perform it costs a lot and takes a while to forecloseYour best bet would be to bring a partner on board and JV the deal with them.
