I own 108 acres of land in Carlisle South Carolina that I would like to sell.

It seems like most of the smaller homes in that 100-250 range are in pretty rough shape. 

At first I assummed the late rent would get resolved and they would be in better shape to pay on time, unforuntatly, its been 8 months of the same late rent. 

To give you some background, I'm an investor developer, where we do land development projects typically for multi-family housing. 

Currently he is happy with his inventory but if I find some farm land to let him know.

I talk with investors everyday that have purchased land and signed with builders just to find that they still have an empty lot, or worse a started building and the builder is non responsive.  

I have an option on a .33 acre parcel in St. Petersburg, FL. I think the site would be ideal for a 3- to 4-unit, build-to-rent townhouse development project. I realize I'll need to look at zoning, put together a site ...

What are the advantages of doing a BRRRR on an existing property vs. buying the land and building a new house from the ground up?
