Especially the days when you discover that big capex like a roof being blow off (happened 2 years ago), some tweakers climbed up on the roof and gutted the A/C (did two of those in the last 12 months), an evap cooler leaked for so long that the drywall on the ceiling of the kids bedroom caved in (last year), the hot water heater blew a hose and a major leak went unnoticed for 10 hours flooding the hall, kitchen and living room (dealing with that now), the tenant smelled gas outside, the gas company came and shut off the gas because the underground pipe is corroded AND also discovered that the water heater is not venting properly so it got red tagged (just dealt with that last month) or the time the tenant "invited" a homeless guy over, he moved in, then called his other homeless buddy up and he parked his crappy RV with his entire family living in it in the driveway.

For roofing I would recommend Timberline Roofing and for a good GC I would recommend Shane Utesch.

Though I had been to many meetup and REIA groups, I've never been to such a large event with so many investors under one roof.

I had one repair they called me about and just being curious I ask for there quote for the repair to fix a roof repair with rotten wood.  

That's 3 hot water heater, 3 roofs, 3 heating/cooling systems, 3 of everything... including 3 crappy tenants all somewhere far away. 

Make sure and have lots of money in reserves when those tax bills arrive, A/C breaks, roofs need replacement, etc. 

But if there is a major capital expense, like a new roof, they will probably do a special assessment.

Basically, I want to get to the point where I can start earning at a level where I can move out of my parents house, pay down my loans (hopefully before my own [future] kids are racking up their own), and perhaps even retire... ...all before I die.

He has agreed to put it on a foundation, fix the roof, construct a garage and whatever else needs to be done at cost and delay his pay until the property is sold.
