Once the new rent is absorbed into their lifestyle they don't think about leaving in the summer because they haven't got a 'reminder that it's time to start looking' via an increase notice. ...and we don't generally do large enough increases to push them out!

I handle the finances so this should really help our relationship since she's often felt in the dark before in regards to our finances.The program reminds me when rents are due; tracks them; tracks when leases will end ; maturity dates for my loans; interest rates etc. that with 1 click I can email to her as well.This has truly been a lifesaverThank you very much

Yes, i could flat fee list it, but having done a separate deal recently in which things went sideways prior to closing, i'm reminded of how important it is to have a great agent on your side (and how important it is to pay your agent appropriately).
