I had to refinance/cashout to pay off the HELOC because the lender would not allow that debt/lien on our home which was fine because it was a variable rate HELOC so there is risk that the rate would go up over time as we are witnessing now.

If you want to leverage for the purchase and reno of a deal, I suggest using either hard money or private money, especially if you want to refinance a deal and hold onto it as a BRRRR.

---They can defer capital gains and still have cashflow with no headaches.Try negotiating 5%/$12k down so you still have funds for deferred maintenance.After 3-5 years, you can refinance to pay seller off.CHALLENGE: you better check everything out financially and with the properties (well inspections, etc.) to make sure seller is not dumping their problems on you.
