Bread and butter I preach to investors is value add then recycling your money into other value adds.

Typically purchases were made through buying value add properties and refinancing the cash out and recycling the money.

And they will skillfully inflate the scope of work as far as possible to milk every possible dollar from your insurance company.

Same as HVAC, if it works, milk it until it fails.

Pods are recyclable, easy clean up, use and great tasting.

I have to pay for the sewer/trash/recycling fees I added this fee onto the base rent - the city would not let me transfer it the tenant's name.

Tenants that smell blood will milk you for all your property is worth. 

Banks only recycle preexisting buildings so often when testing the market. 

Some great areas to keep an eye out for would be Winter Park, Winter Garden, Sodo/Conway(Orlando), anything near downtown (Milk district, Lake Eola, Mills/50 all do fantastic if you can find them.There really aren't too many areas that I would stay away from within 45 minutes of Orlando, some are a bit riskier in regards to safety, ARV, contractors availability etc.

If I can make BRRRR work then I wouldn't have to tie up the equity and can recycle the money over and over.cheers,E
