@Nathan Mailly as @Jim Groves points out, there's good reasons to look beyond crowdfunding for that kind of investment amount.That said, it sounds like you're also a bit curious about crowdfunding, and it's totally reasonable to want to try something new out on a small scale (especially when -- psychologically at least -- it feels like "found money").

In my opinion, the psychological effect of rising interest rates is disproportionately high compared to the actual impact they have on cash flows and ROIs.Based on what I read in BP, a lot of people are considering holding off until interest rates drop to 3%.
