It’s always a dicey proposition if you’re going into a *projected* zero cash-flow scenario with no reserves.

There is nothing wrong or illegal with your proposition.

Your USDA home sounds like it will be a break even proposition if you rent it out but that's not a bad thing since you put no money down on it! 

The good thing is that solid value propositions for this type of project exist everywhere, Salisbury & Mooresville included :).  

If the deal requires a deficiency judgment in order to profit on an NPN, it's most likely a losing proposition.

It's just (in my opinion) not a solid value proposition for someone to hire you.

We felt fine about the interaction with the owner in evaluating going with Renters' Warehouse on the PM side, beyond just the observation that the offering seemed very formulaic and we did not 'buy' the value proposition (for the right price of course we may have bitten).During the one other experience we had with them, though - the service was poor, at best, but extremely dysfunctional. 

I hadn't really 'heard' of the turnkey value proposition at the time so was investigating through a real estate agent that oddly enough had gone to the same high school I did.
