Steve slightly off topic question but since you popped on and being from Houston, I have been funding deals the last year in Texas and all my flippers are getting surveys .. this is not common in other markets I work.. is there a particular reason for that..

However, when I see what I consider an inexperienced team try to raise funds last summer on one portal (and fail) pop up on yet another portal nine months later, with the same "experienced sponsor" mantra, something is amiss.Don't get me wrong, I think there is a need for CF and it will continue to grow and offer opportunities, but what you said rings very true.

He gives me his criteria and answers my questions in regards to what he is looking for, what I should do to start popping leads, etc. etc.- I immediately go to the courthouse and purchase 38 pages of the pre-foreclosures (have yet to send the letters)- I also have been shopping Craigslist in the local market and reaching out to sellers.The first seller that has responded to me has decided to sell b/c his partner, who was the "hands on guy" has moved to another state in PA for a better opportunity and has left him with the 8 properties.

And again you will want to vette them at least your talking with the owners and not paying absorbent fee;s on top the purchase price because you choose to work with a west coast marketing company.. so save those dollars and go direct.Bottom line is out of state investing is a very serious thing and you cannot listen to anyone .. this is your money and you need to understand the risks.I will be in Honolulu at the Nauru tower for 10 days and if you would like to pop by I would be happy to discuss all that I have learned in my 20 years of owning and financing these assets.
