It had already had full electric throughout and the basement is only about 4 feet below grade so the space we made into the bedroom had 3 full size windows to satisfy the egress requirements. 

Any advice for other high-grade renovations?

I have added gutters and downspouts and will be grading around the foundation as it is currently sloping towards the property.

If you want to make it high grade think about some lights in the steps  or something but composite is not what you want for a rent house.

Avoid the low C-grade and D-grade neighborhoods.

The point is, be prepared to pay premium for services rendered at a premium grade, in return, you will have less headaches and it is less likely you will be back on BP ranting about how your contractor never showed up or ripped you off somewhere.

What grade/price point are you looking at?

They are hands-off, institutional grade real estate investments, and they allow you the option to diversify.

I am looking at "C" grade rentals in the least desirable part of Kansas City, KS.
