We bought a house and paid cash for it, forced some value into by adding over 1800 square feet onto it with very little cost due to an addition that was already started prior, and updated the house built in the 80's.

if after 48 hours of “bank hold” or NSF on end of tenant, and timeframe is already beyond grace period, late fee or returned chk fee gets applied.

A 1920s home with new plumbing, updated electric, and a new furnace might be in a better position than something from the 1990s.

The property use to be an assistant living facility and has been updated , along with 5 acres, and two multi units on the property along with 2 single family homes on the property.

I'll be trying this out early summer and will update if I come across any problems in retaining the 4% rate.  

How are you navigating this slower period with your current investments?

On my end, I’ve managed to save about $80K and still owe $17K in student loans, but since I’m in the grace period after graduating in May, I’ve held off on paying them to keep my savings in a high-yield account for now.I’ve been exploring Midwest markets where property prices are more affordable, and I feel like this might be the right place for me to start my real estate investing journey.In the meantime, I’m also working with my parents to convert their single-family home into a three-family unit.

Some counties will only give you a list by email or tell you to look at the county legal newspaper, but many counties post a list on their websites, which are updated frequently. 

Having  more flexible cancellation policies, having good reviews, offering discounts, updating listings periodically, not cancelling on people, etc
