I (sadly) had bad tenants in two units for the same amount of time (in one for 1.5 yrs, moved to the next for 1.5 yrs) They were dirty and hard on the brand new units.

Lease expires 1/31/23 and i am sending a notice to increase rent this weekend (60 day notice) i would also like them to sign a new lease as they have been with me for 12 yrs and my lease has changed drastically (higher late fees, increase yearly etc) since then as they have never signed a renewal.

I usually write a friendly letter of intent  (LOI) that outlines 3 scenarios that would work for me.Scenario 2 - Seller Financing- usually ends up being about 6-8-10% more than cash out (Scenario 1), and settles on about 10% down at 6% over 24 yrs with a payment of about 6/9 of expected rent.For easy numbers, I bought a little $900/mo rental off-market from a tired landlord in 2015 for $88k, $8800 down , $600 pmts at 6% interest.

I will call trash company tomorrow.Property Management 10%: 400Vacancy 8%: 320CapEx 5%: 200Maintenance/Repairs 10%: 400Principal+Interest (after refinance of 20 yrs at 6% for 210,000): 1500NET NET Cashflow of 4000 - 3170 = $830 for about $100 a door.I estimate I will have about 5 - 10k left into the deal when all is said and done so I should theoretically have most of all my cash back out of the deal in a year after the refinance.Thoughts?
