I could look for a more conventional mortgage but I would assume that would make the numbers even less favorable, unless I were to hold it for a long time and interest rates & rental prices were to climb.If interest rates were to change I could always sell, but that would put me at the mercy of whatever the current market is at that time, which, if rates are jumping, might not be a good time to sell.

My fiance is working very many hours to make ends meat but it doesnt even begin to cut it we can barely pay our bills and were so in debt and I cant even provide basic needs for my babies.

Leave some meat on bone for buyer- as the spread would be great for you.Not a big fan of seller financing with major repairs needed unless you have money to pay for repairs- lots of variables here.Good luck but this looks like a fix, refi and hold- as long as you can cash flow.

My husband and I buy, rehab and sell homes; however, we have a property under contract that has so much upside we should be able to easily wholesale it for a nice profit and still leave plenty of meat in it for the buyer.
