@Tom Squire, If indeed he has a reverse exchange kicking then he has 180 days from the day the intermediary closed the purchase of his replacement property to complete the sale of this property.

@Ben HuttoDave hit on all the main points.To add to point 5 from Dave - the tax deferral from the 1031 has to be greater than the cost of the 1031 itself at a minimum.The use of a 1031 intermediary can range from $750 - $1,250 for exchanging 1 property for another(from prices that I have seen).The cost of the tax preparer having to figure out this whole mess I would have to guess to be between $250 and $500with a cost of $1,000 - $1,750 for the 1031 exchange - and a tax rate of 15%(not assuming depreciation recapture and assuming you are not in the top bracket and not considering state taxes) - you should have atleast a 10,000 gain before considering doing a 1031 exchange.

You'd need a good CPA and a Qualified Intermediary (for the 1031), but basically, you could take the Sec 121 exemption mentioned above (since you'd still have lived there for 2 out of the past 5 years if you only rent it out for 3) and then use the remaining value to purchase another investment property through a 1031 exchange, deferring taxation on the sale entirely.
