The tenant already implied that he think that Stephen has "Lots of money" , Therefore, Stephen can use the image of "Lots of money that can buy lots of lawyer who can make the tenant life miserable" If keeping the house intact for sale is the upmost goal here, then let it go and try to get the compensation through the sale.
