You are missing out on marketing, office space, equipment, admin staff, city and county fees, employee benefits, software, taxes, insurance, etc. the list is quite long.

They may not be able to buy but may be able to lease, suggest either more clients or living quarters for staff.

You could have a full maintenance person on staff for 25k to 30k a year that does nothing but work on your properties full time.I don't want to buy myself a job so I don't look at anything these days where I can't put people in place to make it go on it's own.

As far as what to look for in your purchase -- location, age, sq footage, lot size, future city infrastructure development or redevelopment, potential rental rates (near hospital to rent to medical staff), are you looking for cash flow are you looking for appreciation....etc ... etc...
