I looked through my business operations guidelines and could not find that word.Jacob I would advise against condos or apartments as students will cause neighbour complaints.Student hosing has higher returns but require a much more hands on management style. 

I don't expect tenants to fully absorb all that comes at them when leasing a unit; it's like drinking out of a fire hose. 

Not unless their intent is to hose you in the first place.....

They sit on the floor and have a hose that sits in the window.

PM has to pay for their time... owner does not want to pay for their time to go shopping and such... like James wise says its not a money maker for them .. but owners think they are getting hosed... its a lose lose as opposed to a win win :)

While they were there, they did a couple things like clean a dryer duct and tighten a supply hose to the washer.

Dogs dont need AC at all ,they pant , if they are that hot tell the tenant to take the dog outside and squirt  them down with a hose

The exterior is hardiplank (you'd need a bomb to start a fire) We have 4" waterlines running throughout the property with sprinklers and fire hose.

Wet the siding with a garden hose before removing (and occasionally rewet you debris to keep dust/fibres down).  

But, unless your research is scientific and controlling for all those other factors listed above, it's reasonable to assume (based on common sense) that access to capital, motivation, education, and a whole hose of other things are contributing more to the success or failure of these two groups of people than the access to Homevestors brand and resources.
