This is pretty basic stuff to explain to a client. 

So I feel like the more properties I have the more stuff breaks the more I have to come up from my own pocket..

There's a lot to unpack here, and a lot of this stuff (especially the BRRRR stuff) is out of my area of expertise...Honestly, I would recommend cutting and pasting this post into a new thread on BP for everyone to answer!

When you search for something your results come back in a random order and you will see responses from 3 years ago show up on the front page of results and stuff from 2 weeks ago show up 3 pages later.  

(Which is literally on the contract they asked every client to sign), their services not worth the amount they asking, they don’t have too much stuff besides that you can get from free on Bigger Pockets or Zillow… I bet not only me who lost some investment in FlipSystem, but the thing is if you post any negative messages inside their Discord Channel, you will either get a delete, block of message or even kicked out of the Discord, that’s what I see from my friend's case, that’s why I didn’t say anything inside their discord group, because it is useless.Hey Jordan, Antoine here (the owner of FlipSystem and MartelTurnkey).We took a really deep dive into our records, and we don’t have any information on your membership or direct paid involvement in FlipSystem.

i bought a home warranty once and never would again. they rarely have things taken care of in a timely manner, which can be fine for your primary in some cases, but not for a rental. and the companies they contract to do the work, are getting paid pennies on the dollar for those jobs based on the deal they negotiated, so they're in NO rush to get out to you. and like any insurance company, they do all they can to get out of stuff. it was a waste of not only money, but also time and energy.

Bad stuff multiplies fast....And a lot can happen in 4 months.... :-)

Some clients only want the value add stuff with a higher return and some want move in ready with a lower return but the ability to preserve their capital for a down payment on the next one. 

Wow Henry, I love that approach.I am just about to get my son on my credit card to start building him a credit score, but the idea of sending your sons to buy stuff and letting them learn life lessons is inspiring! 

Love that you can imbed videos on stuff like how to use the lock, thermostat, tv, and anything else that may be confusing.
