The first thing you should do is educate yourself on this investment class.

Yes, your education, and don't fall for online classes on wholesaling.

Look at buying a 2-4 unit, live in one unit, rent the rest.You'll get an unbelievable education!

But I also will educate people on having half a brain and understanding that what has occurred the past several years is not how real estate really is and recency bias kicks in.Share with me some statistical data that shows investing in real estate with no money is not as risky?

My goal is that in 6 months I have legit offers on the table for rentals or other real estate ventures that allow me to move away from education.  

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

I'm continuing to educate myself in investing to open up more options in my career.
