Loan amount is too light for Agency - rules out Fannie/Freddie SBL financing ($1MM + multifamily / non-recourse / no taxes)...If you want a 30 year fixed + 20% down, interest rate is going to be higher than you're pegging, assuming the numbers work. 

Admittedly, I don't know that market inside and out like I do Denver and Colorado Springs, but I don't see a population growth (except for aging boomers who want a sunny spot).

(Not looking for agency recommendations; but real landlord perspective on costs.) 

Nathan has eliminated the need for agents to do this so they can focus on selling.Lots of people ask, well what if the spread isn't large enough for him when the short sale gets approved??

Landon has a great point; working as a leasing agent for a big building would be a perfect way to get started.Another option could be volunteering to sit open houses for agents.
