Most of our investments we look at IRR (time value of money) to determine which investment is a good fit for us at this time - which factors in returns, risk and time of investment - is it a short term investment we want to get appreciation play or long term fixed income investment.

An estoppel certificate fixes this problem.

Realistic because I see people do this all the time, but hard because the amount of deals and capital it takes to get to 10 K passive per month is no joke.

There is a tremendous amount of bad information being spread here, so be careful who you're taking advice from.  1. 

They came across too pushy and didn’t get enough detail and when you’re new to something and about to put an abundant amount of money somewhere, you want to feel safe and like you have all the information and I just didn’t with his team.

This shock factor often leads them to question what other elements of the house may need updating, even if the paint is a relatively easy fix.
