(We're not discussing seller financing, below market financing or assumable financing here, that's a whole another discussion vis-a-vis the relationship of value to below market financing.)What the Professor is saying is that real estate values have NOT increased in "real dollar", when you exclude inflation from that equation.Once upon a time, a long time ago in a distant land, the distance measured in a few miles, before the current real estate crash; I discovered several pockets of real estate that were somewhat isolated from market fluctuations in value.

Alot of foreigners also choose to open a property managment company (a shell, as a NNN lease doesnt need management) to be able to have a business here in the states to help with visa/residency.

He has proposed we somewhat combine these two ventures, in the sense, that we can cross sell all our products/services to potential home buyers (insurance side) and visa versa for those buying insurance we'll pitch them our real estate services as well, naturally only if they want it or it makes sense.Would there be any issues combining our two ventures together?

At the time I didn't know what he was doing exactly - I just knew they were loans between the corps.From what I understand and remember it can be done between both private individuals and corporations and actually the preferred way to loan a company money or visa versa.
