It is common to charge $25-$50, but we have found that anything less than $50 almost encourages people to pay late.

If it were me, I'd encourage your tenants to call the police if they feel that she's overstepping boundaries or acting in predatory or dangerous manner.   

I would highly encourage you to work with a whole-seller and would discourage the mentorship model.
