After reading this thread I sent an email to my Mortgage Broker to get additional information about refinance options in PT and I'll share what I learn.  

This spring I had additional french drains put in between us and the house that sits a tad higher on the slope of the street above us.

So, for example if a tenant was giving you a specific type of issue that was not clearly covered in the rental agreement you simply add it with 30 days notice and then evict for breaching the agreement.

Something in the middle will work fine (unless you have a lot of devices connected (like 12+) in addition to computers.  500k upload speed is generally sufficient.And one more tip to finish. 

Additional question would be, can the SMLLC build the house at a discount (taking losses for the business)?

I'm only in LTRs currently but realizing MTRs may be a great addition. 

And its only got 2 bedrooms and 1300 sq ft whereas 3 bedrooms from 1300 to 1600 sq ft tends to be the sweet spot for families.I'd knock it down to 1650 to get down to where quite a few sfh's with 3 bedrooms are listed at out there and eat the 200/mo.   

Additionally, title companies and may have an internal real estate attorney to help with the contracts and sale. 

They should write you a letter explaining the error and that they are going to charge you the additional $400 now.
