I've truly been through the gambit in terms of the various challenges I've found ways to overcome, from stepping on old and rotted water lines during our initial demo process, leading to wasting an entire day managing a flood, all the way to having inspectors completely screw up deals by effing up the appraisal values!

I'm told the demo work is really not that expensive to hire out.

But the owner still has to deal with 2 units basically un safe etc for months, and demo of same is a lot of cash to remove.

About how long to demo that section of foundation? 

Been working on it ourselves since purchase, mostly demo and plumbing/electric, but paid $14k to put a new galvalume roof on.

If you're planning on demoing the bathroom, I wouldn't back out of the sale.

But I’ve done demo, framing, drywall windows, floors, driveway repair, etc.

I liked THe Guesty Demo, but they want a lot of upfront money for set up as well as $70/ month for each property.
