It's not worth my time to deal with the hassle of conventional loan anymore, so I don't even consider it as an option.

I've had a couple of elderly vets who considered allowing the buyers to assume the loan, but this is rare.

Likely just raising it above market rent would be considered stupid, not illegal because then you’d have a vacancy.
