If this is an FHA 203K, there is a 203K certification that contractors can get but it's simply a designation and not required.

You may also need (your attorney on your behalf or bank may require) a smoke/fire certificate from the city.

I buy tax certificate, wait 2.5yrs till it expires and then hire an attorney to file lis pendens to get tax deed, correct ?
