Life is calming down in Feb and I'll try to make it out to a meeting!

So rather than embarking on an expensive/protracted effort to get the Buyer out of the house and blow up the sale, I need advice on how to calm things down, save the sale, and persuade my husband that his "deadbeat tenant" approach is all wrong.

In through the nose, out through the mouth.Again...In through the nose...hold it...out through the mouth.Now that you have calmed down a bit, what type of properties are you looking to purchase?

My concern is acquiring one of these properties at the price they're asking, and then the market calming down again and I now have a home that is worth less than I'm paying (negative cash flow). 

Had some simple set up issues but the problem fell squarely in our lap with rentpayment calmly walking us through the issues we had caused. 

I could also use a voice telling me to calm down and quit panicking.

In my area, there are more owner occupants competing (and willing to pay more) and even more investors for some reason.By the time September comes around, things have calmed down and are back to "normal"...We actually took most of last summer off, and this summer is shaping up to be slow as well...

We have to do some leveling and put in a road, bring electric to the site, install a septic system, and beautify our pond with a waterfall and some landscaping.  

It would a bit silly.About the waterfall structure, it is quite a complicated one and unless you work with a qualified advisor such as a Lawyer regarding the structure/paperwork of those kind of partnership/loan, you might want to stay out of it.

This can surely change but for now all is calm on the western front.
