Its been around so long that farmers used to use a candle at the starting point to keep grade, check alignment, and dig them by hand for farm drainage.The county took it a step further and you can find clay tiles around 12" or bigger where there is alot of farm land.

Michaela's comment is spot on: if she's been a good tenant, you might try a one paragraph lease change memorandum that you both sign to better align her payments with her paycheck.

Since you have already started to figure out your market and the rehab process, it sounds like you are correct in starting to align financing.

The stars need to align almost perfectly though.

I found your list of requirements to align very closely to mine.  

Sorry, vague questions get vague answers but if you align yourself with the right people to guide you it will give you much better odds of making decisions that are wise ones.

But I am fairly conservative and my ideas align much with Chris k.

They align heavily with Kiyosaki.

If I were in their position, I'd like to see more alignment.
