How did you go about acquisitions - personally visit or just buy via agent? 

If a tenant or a tenants visitor gets hurt using that playset they are not going to care that you are a nice guy if suing you becomes an option to offset medical bills.Talk to an attorney and your insurance agent.

But having a huge chunk of our time back not doing individual showings over several hours was worth it for us.This may not work in your market or for your unit, and I would never attempt this is an occupied unit where you must watch visitors to make sure they don't take anything...

Also check your lease to ensure your tenant can only have a visitor stay for a very clear time frame (10 days to 2 weeks is normal).

I sent her emails about house rules that she had agreed to in writing, and now was not up holding ( no visitors, but she had daily people who would pop by out of the blue).

Along with the 5 children and the 4 lease holders we have other visitors throughout the day and even though it's been a week since everyone moved in, I've had 10-13 people in the apartment everyday.

there are places to park for these visitors, they just weren't in them.
