The broker does not.....pretty simple.I owned a secondary market brokerage operation for about twenty years and at no time could I not beat the rate of any institutional lender in the area.

For example, if you recover your replace the shingles on a roof you are restoring the property to its original condition but the roof has a lasting benefit (i.e. it will be twenty years before you need to replace it again).

I doubt that anyone can accurately forecast were housing prices will be in ten or twenty years, but my guess is there will be reasonable appreciation over time.You should become very familiar with your market.
