Word has it that Riverside (next door to me), is a hot and growing market!

I'm a local realtor and own my first house hack in Glen Ridge.

I was not active during the last crash, but I know Invitation Homes and Colony Capital bought huge amounts of SFR back then, and even more in Riverside and San Bernardino.

The top cities for soaring rents includes Boise, Riverside, Spokane, Tucson, Stockton and Las Vegas — what Realtors have dubbed the “Inland West.”

A ragtag group of investors regularly host Monday evening events (August 16th would be a Cashflow Game night); I can also recommend Glen's Whitey's Fish Camp Meetings and Jerel's Creative Real Estate Groups (both on MeetUp).

@Steve ShinUnless you have capital to go to 5 OOS acquisitons in a couple of years, stay local.. you can invest in riverside or san bernadino county in 2 to 4 multifamily assets and make a good rental yield in a couple of years..You will certainly make appreciation locally rather than cash flow initially.Also remember that OOS cash flow markets are as hot as LA market.

You will have to align with a realtor in Riverside and San bernadino counties.
