We do phone screenings, show only to those who pass our phone screenings, accept applications over a period of a few days, review the applications and prioritize them best to worst.

You're his client and he should always treat you professionally and respectfully.When you're shopping ask for some references that include PM clients similar in size and experience to yourself, as well as a couple of references from clients the size and property type that you want to be in 5 years.You should take some time to write down a list of features or services that are important to you, and then prioritize that list in order.

I'd prioritize the things you think would normally take you the longest to do yourself, budget them out, then see whats left that you might be able to do yourself to save a little money, so long as it doesn't extend your timeline.
