Here's a few tips to get started while you're here1.

I found a LOT of success with a site called Furnished Finder as well. 

A mentor of mine with 400 units told me I can use a large seller credit to cover most of the down payment on a property I'm looking at. Any thoughts?

Site runs very slow, information is not current and search functions are set in such a way that you have to constantly clear search terms, or change criteria to have it pull what you want - this is especially frustrating in the comps section where - for no reason - you have to open the settings and select "all" for it to pull in comps.  

Any tips for finding that sweet spot between profitability and sustainability?

Many on this site are worried about the Section 8 tenants, not me.

I will change the way I am doing my research based on the tips shared.  

And the self sufficiency makes sense appreciate the tip.
