I have been once pleasantly surprised by this situation, the owner had owned the property outright, they were not aware they were in a flood zone, when I attempted to purchase using financing, the lender sent us a notice with this similar mandate, needless to say, we did not pursue the transaction further as the insurance premium was absurd. 

Take a lot of video and pictures to show prospective buyers hopefully that will reduce some needless showings.

Since you have one boiler depending on the size of one of you units you might be able to separate the two and leave one unit with the boiler for heat and have one unit with propane especially if one unit was smaller and might need less propane heaters.

From what I've heard from different bigger pocket investors is that you can just go to an agent and they'll just do things for you, needless to say I'm a little doubtful.
