Leave some meat on the bone for the next guy* Syndication — typically 80-20 or 70-30 split* Keep things simple so it’s easy to follow for investors and it will encourage them to invest with you in the future — avoid preferred returns and waterfalls and things like that* Don’t be greedy.

I've benefitted on the other end too many times to be greedy: tenants moving out before the end of the month allowing me to freshen and rent without losing a month.

I guess I am greedy :=).I recommend everyone start by being their own PM for a couple of reasons: 1) beginning investors usually need all the profits they can obtain from their REI 2) The amount of things you can learn by being you own PM is very valuable.Having expressed that I recommend everyone start by being their own PM, without help there is an upper cap on units, etc.

He wasn't quite happy about that and told me there is no chance if I keep low balling (i later noticed 3 out of the 5 properties I offered are still sitting on the market unsold as of today, meaning my offers weren't that low actually as the units were either overpriced or the sellers were just being greedy).
