I know many investors in this area who buy in these neighborhoods, but I'm just not a fan.

We are actually huge fans of Florida so we go out twice a year and gives us a chance to get eyes on the property.

Doing renovations while tenants say in place is challanging at best unless they are trivial (e.g. light fixture -> ceiling fan fixture).

But California is already a tourist state and did well even though the lakers were terrible last year(Kobe fan here).

(if you cant tell, i'm a bit of a fan haha).

I always run my own comps, crunch numbers and then ask them for the real numbers and am frequently disappointed to hear the truth lol BUT I'm very grateful that they don't pad numbers or try to get my to buy something that doesn't pencil out well just to make a commission. 

And the numbers were great from an investment standpoint...which we felt would justify taking frequent taxis(and then uber!) 

I reserve the loan to own to those who say they are helping the poor people when in fact they charge them more make them maintain the home then rip it away.. not a fan.
