I have always used cash or checks in the past, but now I use Cozy.co and enjoy it for the most part, BUT, I did have a tenant claim online fraud and Cozy pulled the tenants deposit from my account 15 days after it was paid.

Then use 1031s to consolidated your holdings into fewer or bigger assets or assets that are passive and enjoy life.One other note about 1031 is that it may have value with the properties you own now in that if they are not the greatest performers you can actually access more cash equity from a sale than from a refi .

In my humble opinion, (after spending the last 8+yrs “managing” /co-financing my parents’ home and then their rentals) I highly recommend helping your parents sell their house & enjoying your non-business relationship with your parents while you’re still able.
