You can often negotiate an up front "decorating" allowance, so you get paid to paint the area, install a finished ceiling, provide a folding table, or whatever would make it more appealing.

As an Interior Designer/Decorator, I'm sure you already know the costs for decoration and furnishing, too. 

I haven't listened in a while, but a lot of the episodes I listened to in 2019 helped me think through decor, pricing, amenities, listing setup, etc.

I feel that most properties with in 30 minutes of Disney with good amenities and beautiful or themed decor will be successful.

But the shower curtain is slightly cheaper and all i have to provide is the shower rod and the tenant usually buys their own curtain. it allows them to decorate the bathroom and give it their own style.
