Look at any investment in any time and you will find people who look like Nostradamus, and people who missed the boat for whatever reason - fear, horse-drawn carriage syndrome, mistaken assumptions, etc.The bottom line is that you'll never know for sure except in the rear-view mirror.

This photo is of the rear but on the front there are (2) entry doors for the bottom level unit and the upstairs unit is on the side.

You could keep your minimums larger enough to keep the really pain in the rear folks out while still opening the opportunity to non-accredited investors.

I enjoy it.I like it better with a floor plan to scale.And basement pics, electrical panel pics, furnace, water heater and A/C pics with serial numbers showing.A shot from the rear of backyard to the rear of the structure is nice too.And if they show inside the garage and any outbuildings that's even better.Just my 2 cents.

(Seattle area)Tried fixing the water issue last year with grading and downspouts that extend further, but the problem has not gone away so we really just need a sump pump system.Do you know what I can expect with regards to pricing for a sump pump system with drainage that pulls water from the rear of the crawl space to the pump?
