I'm in a team who does these deals and we have a team of "door knockers" who go back weekly till the auction, they file bankruptcy which only delays 3+/- months 100% chance that the lender will as that their mortgage is removed from the bankruptcy they file NOD yet again.   

You will have to replace the guts of the toilet within 3 years.

Even if such a loan existed (which I doubt), once Vincent self funds all improvement costs, finance charges, carrying costs etc., I doubt he's any better off.

However, after you get some experience, you probably want to get a Private Lender since this will allow you to keep the majority of the profits.

These resources will teach you how to handle the various tenant problems you are guaranteed to face if you invest in real estate. 

Talk to all of them and see which ones you like, fly to town and meet them, look at some examples and numbers on current deals. 

They cited insurance reasons, which could very well be true, but many residents felt it as a big "f you" Now folks from outside the community could argue this was an entitled stance from the residents, to feel they had access to this private land when they didn't, and that on the face is certainly true.

I would also weigh if you plan on staying in the home you are in now for a long time or move in the next 5 years.
