Your liability is enormous and no amount of waiver will waive away your responsibility for accidents or other problems... not to mention that without a license, you won't be getting permits... which exposes you to a whole lot of potential mess.Shame on your agent for recommending an unlicensed contractor.

Since wholesaling is a form of unlicensed real estate practice in Michigan (albeit not prohibited....yet), it's worth it in my opinion.

My $0.02 for what it is worth (& I'm speaking as a fellow licensed individual here, not as a BP mod) is that it's best to err on the side of caution and let the unlicensed folks draw the maps with the colors and grades - can't threaten to take a license away from someone that doesn't have one.

Agree with the others.In our experience almost half the contractors in Detroit are unlicensed, but expect to be paid in cash - as they are used to working on owner-occupied houses.

I concur, there are more shady and unlicensed contractors in CA than that of other states, but consumer protection is better if you hired a shady "licensed" contractor, just because they are bonded and could go after 15k with just contractor's license board claim and not going to court.
