People lose sleep over emotions and fear and the unknown. 

Will they go to unknown new investor who up to this point has not showed any interest in properties that the market is bearing? 

So stocks are too risky but an unknown guy promising to pay some interest is as secure as a bank deposit?

Its like stepping off a ledge into the unknown for me because, like Mackenzie said... life happens, and you need a good cushion to soften the fall if needed.

Have a detailed total project cost breakdown including a reserve for unknown developments so you can accurately predict your costs and expected profit- and show your lender they are always protected.3.

Why would anybody purchase a small fractional interest in a property as tenants in common with 13 other unknown owners?

I am close to securing funding for the acquisition through private investors and have a bank lined up for financing the build of a 3 unit multi family.The part I am concerned about considering the seemingly low price is that there my be some unknown issue with the land. 

I haven't yet met a lender bank or HML that would front cash for an unknown property at auction.
