Sounds like you have trust issues...

I think each combination of job speed, size, margin, judicial vs. nonjudicial foreclosure, transparency level, etc. each turn the dial up or down on the appropriate deposit size.

And how do you usually assess the level of risk in situations where the borrower might not have as much at stake?

Investing without seeing the area is very tricky unless your REALLY TRUST someone. 

She worked for a major brokerage and after a few transactions, I grew to know, like, and trust her.

Does anyone have any recommendations or trusted attorneys they've used to set up theirs?
