If I really wanted a builder's new house I'd spend a few days doing some economic research on that builder's activities, both construction and sales, in the surrounding area before I made an offer.

I had to replace all 15 windows in one that 'passed' disclosure/inspection & it was the best investment we made.I found that the Pella windows were never installed/sealed correctly & the frames had rotted out along with the surrounding wall sheathing & in a couple of cases the flooring beneath the windows.

Usually appraisers have a rule where any comp can't be more than 20% bigger or smaller than the subject property.Also, age can make a difference in regards to the surrounding neighborhood.For example, in Grant Park, a Victorian neighborhood in Atlanta, there are a few brick houses, that were built on infill lots in the 50's or 60's.

I couldnt exactly prove it, so i changed the toilet to a one peice toilet and instructed the tenant how to sit on the bowl.If the wax seal under the toilet was broken then I imagine any flushed water still flow down the pipe and then worst case partially discharge to the surrounding floor joist area or pool in the bathroom.

I am assuming since you did not mention it that you didn't go the '''syndication route".With all the talk of 'private money' and the rules surrounding it, it is always good to learn how others deal with those issues.I am JUST starting to talk to potential lenders about doing private lending, and I the feeling I get is there might be a strong possibility that a few of them would be open to the partnering together on a larger project, which in all honesty was NOT even on my radar.
