I'm looking to rent it out and rents in the area are $2,400-2,500/mo for a 3-bed/2-bath property like mine, especially on a waterway channel.The prior valuations have been $1.25 million in total but I've found from one lender that a valuation on a 6% cap rate may be the best way to give me the money I need to finish the project.

I bought a flip because none of my clients wanted it on 832 White Street...I know some of you know that street and it's right near Lee St -- huge flat lot, 2500 sq ft, 3/2.5, I had never seen true 14' ceilings in a 1920 built home....I mean wow, but it was still, eh

The Hilltop one has been doing ok and at least the street I'm on seems like it's not that bad. 

They also have a table that provides rent ranges based on bedrooms/baths and sq footage.

There is really no street parking at it so the only real impact is hearing the bells chime every hour and half hour.

The master bath and kitchen absolutely needed to be redone; however, I am not sure about the guest bathroom.

Some things we are considering include:- built in benches in shower areas- handheld shower heads- intercoms for each bed/bath- motion sensor hallway lights...etcThanks!
